Aspen Center for Environmental Studies | Efficient, Affordable Teacher Housing

Green Line Architects is working with ACES, Evolve Structural Design, MM Eight Construction, and CORE on the design and construction of an Efficient, Affordable Teacher Housing project in Carbondale.

Coming up:

In early March, Green Line Architects and CLEER will be hosting community events around the future-thinking design of this house.  These will be on-site seminars that will highlight the various energy-efficient and material-efficient strategies that are being implemented on this project.
CLEER will provide AIA CEUs for local architects.

Below is a description of each of our organizations, and a project narrative highlighting the ACES Teacher Housing Project. 

Owner: Aspen Center for Environmental Studies (ACES) is an environmental science education organization in our valley that provides housing for its educators.

Architect: Green Line Architects is a full service sustainable architecture firm that specializes in energy efficient envelopes, efficient mechanical systems, renewable energy systems, passive and active design, and non-profit / community projects.

Engineer: Evolve Structural Design strives to provide designs that cultivate sustainable material use and forward-thinking construction practices. Evolve also takes pride in every opportunity to support and collaborate with our local non-profit community.

General Contractor: MM Eight Construction is an independent general contracting firm that not only delivers impeccable results but prioritizes its clients. MM Eight are very engaged in community projects as an effort to better our community. 

Land Donor: Kim Stacey. Long-time resident and community garden/chicken co-op organizer.

Energy Organization: Clean Energy Economy for the Region (CLEER) works to accelerate the transition to clean energy economy, increase energy independence, and reduce our contribution to climate change. 

Energy Organization: The project is a recipient of Community Office for Resource Efficiency (CORE) grants for the envelope and design assistance for the design team, and rebates for the heating system and solar electric system. 

Town of Carbondale: Our local building official, John Plano, collaborated with the team on the alternative compliance submittal for the shallow frost protected foundation design. We submitted our calculations from the NAHB guide to meet the requirements of the 2015 IRC. 

Project Narrative:

The ACES Teacher Housing project is a community project that has brought together a very skilled team in an integrative design process to produce an affordably-built, efficient home for environmental science educators in the Roaring Fork Valley. The land was donated for the project, and comes with the caveat that the existing chicken coop, community egg co-op and organic garden be maintained by the residents of the house. 

This project incorporates an above code efficient envelope (wall assembly, insulation and windows), optimized advanced framing (24” o.c. studs stacked floor to floor and pre-engineered trusses) shallow frost protected foundation design, an all-electric heat pump mechanical system, heat recovery ventilators, future electric car charging and on site solar electric generation. 

The home is centrally located in Carbondale, CO (a very bike friendly community) with easy access to public transportation, with three bedrooms, and an attached ADU for the flexibility of growing families. Construction is under way.

In-kind donations from all of the project partners have been made to make this affordable housing project work in an area where the cost of living often does not match wages, particularly for educators.

ARTchway at Derail Park

Green Line Architects is excited to to be partnering with Carbondale Arts, RA Nelson, RFTA, and numerous other artists and fabricators to coordinate the installation of a new sculpture at Derail Park along the RFTA Rio Grande Trail (AKA the ARTWAY).

The new ARTchway will be embellished with a variety of work provided by local artists.

A-Frames and Accessibility to Design

A client of ours, Ali Margo (aka Aspen Princess), resides in an A-Frame up the Frying Pan River. We are embarking on a design for her remodel. Her love for this form is apparent in her recent column in the Aspen Times. We are excited to explore this project with her and her family.

We built this ridable, grassroots, off-grid clubhouse, just because we thought it needed to be done. In the process, we got to know the folks at Habitat for Humanity. They generously donated materials to the build. When the Oculus was done, they said, "You know our ReStore operation really well, do you want to design us a new ReStore?"
Of course, we couldn't refuse!

QUALIFICATIONS::

Green Line Architects is seeking a staff member with an architectural degree, strong design and production skills, and a solid work ethic.  (5 to 9 years of work experience, IDP track preferred, license not necessary) The primary area of work is project management with a strong emphasis on drawing production. The position also requires office management,  site observations, and 3D modeling / rendering. Candidates should have the ability to work efficiently and unsupervised for a day or two at a time. The successful candidate will be expected to work early/late as necessary to meet deadlines; should have a sense of humor and the physical ability to fully inspect any building on site, including in crawl spaces and on top of roofs. 

RESPONSIBILITIES::

Project Management.

Production of construction documents.

Hand-sketching and computer rendering.

Meeting task and project deadlines. 

Communication with Principal Architect of task assignments and expectations. 

Design and detailing.

Representation of Green Line Architects in a professional manner, without fail.

Performing job-related research.

Learning appropriate Building Science -- (candidate should be dedicated to learning about most current building systems and construction methods)

Development of CAD skills (ArchiCad is our primary software)

Promotion of a collaborative team atmosphere. 

Participating in professional/community organization and activities. 

Taking advantage of continuing education and seminar opportunities.

ADDITIONALLY::

Candidates should also be aware of the high cost of living and difficulty in securing housing in the Roaring Fork Valley. Therefore local candidates, and those who have already have housing secured will be given preference.

Candidates who meet the above qualifications and who are capable of undertaking the above responsibilities will be considered.

This is a long-term, permanent position, which will begin with a six-month trial period. Benefits after 1 year may include: Powder Days off, Ski Pass Benefit, Holidays and accrual of Vacation time.

Extra credit if you have experience with Living Buildings or PassivHaus design. 

IDP candidates will receive experience in all categories of work. 

Salary based on experience and qualifications.

EVENT TONIGHT - Habitat Restore - Sneak Peek: Tour Habitat's New ReSTORE

To make a building energy efficient, you need to have good insulation and air tightness, like a refrigerator. The new ReStore just had its air tightness tested, and it passed with flying colors. For all of us energy geeks, here are the numbers: 0.13 cubic feet per minute at negative 75 Pascals (0.13 CFM75). This is below the IGCC (International Green Construction Code) goal of 0.25 CFM75, and WAY below the IECC (International Energy Conservation Code) goal of 0.40 CFM75. 

In order to determine air tightness, you use a blower door test, which pulls air out of the building to create negative pressure. (the red doors with fans in them...) 

So, you could say that our blower door test shows that we blow doors!

Keep in mind that with an airtight building, you need to ventilate it properly in order to have healthy indoor air. That's where having a good engineer comes into play. Thanks to Mike Surhbier at SGM for designing a very efficient heating and ventilation system!
